(信報 26/10/2011) 「砍掉重練」 禍福難料


網路遊戲裏,玩家可以根據喜好或目標來調整角色的屬性及裝備配置。若果所培養的角色未如理想,不少人會將舊角刪除,重新創建新人物,這就是「砍掉重練」的原意。經過演化後,該用語被用作表示「Reboot」、「Restart」。女友橫蠻無理?砍掉重練吧!工作不如意?砍掉重練吧!……
上述的處事態度,常被指是時下年青人慣用逃避問題的方法,但由眾多例證所見,抹殺過去、達至重生的手法,原來早已應用於不同範疇。

北京三季度退房量同比增四成

由於不斷有房企曝出突然降價,從而引發的老業主退房等事件成為近期業界的一大景觀統計數據顯示,三季度北京商品住宅退房總量為621套,同比去年增加44%

22日下午,上海嘉定龍湖酈城售樓處遭到近300名老業主衝擊原因是龍湖酈城的均價從18500/平方米一下子降至14000/平方米,對老業主來說,房產價值幾天內蒸發100多萬元,心裡很難接受,要求集體退房。此外,江蘇太倉景瑞地產項目也因為近2000/平方米的降幅而遭到眾多老業主的抗議。而北京今年也發生了遠洋一方、華業玫瑰等多個項目由於降價引發老業主退房等抗議事件。

北京除了少數項目退房引發一定程度的糾紛,多數退房都被低調處理,鏈家地產首席分析師表示,首先,雖然特價房源層出不窮,但一般單個項目的特價房數量都在20以下,不足項目供應的10%,因此對前期業主的權益造不成整體侵害;其次,發生業主維權紛爭時,開發商多給予妥善解決,如華業玫瑰家園維權事件半月後,華業地產即對此發布名為《諾亞方舟計劃》的補償方案,未造成大規模業主退房。

但對於降價補償的做法,北京中原地產市場研究部總監張大偉認為,降價就鬧糾紛顯然不符合契約精神,在房價上漲過程中,購房者並未平分利潤給開發商,所以在下調的時候也不應要求開發商退差價,降價補償有可能對市場帶來不好的示範。北京商品房成交量已經連續三個月環比下降

以解決港人住屋需求(或炒樓需求)為重點的《施政報告》,沒有換來極大讚譽,但至少不見什麼話柄。兩個超遠期「住房六合彩」,讓預期「幸運兒必屬自己」的小市民望梅止渴,甘心地儲首期。有望推延(並非消去)民怨爆發期,煲呔猶如「等劈炮」的打工仔,近日意氣風發,面色好了不少。
批評特首慢半拍?Naive!政客與投機者無異,「先天下之憂而憂」的值博率實在太少,絕非他們杯茶。回顧多年前,復蘇之路未明,打壓樓市之舉可以罪犯天條,前任上司正是人辦。若非天時(任期倒數)、地利(樓價高企)、人和(怨氣沖天)配合,煲呔絕不輕言復建居屋。
細心留意,其實「慢幾拍」現象何其多。翻閱9月份會議紀錄,只有經濟下滑,甚至通縮出現的實質證據,聯儲局方會推行更強力的救市措施;大市下挫良久,股價被削去近半,投行才相應下調盈利預測及目標價……此乃人性與利害關係交織下的必然結果,認命吧。

埋首數星期,讀畢《景氣循環論》(Business Cycle)一書,自覺獲益良多,特別對大環境有另一番體會。在此寫下讀書報告一則,為各位簡述書中精要之處。
書中起初,作者Lars Tvede娓娓道來遠至1720年的法國金融危機、1837年的美國大崩盤、1873年的鐵路股泡沫,到1932年大蕭條的前因後果。
從歷史所見,蕭條的起因往往是過度的繁榮所至,而且盛衰周而復始,從未間斷。
前車可鑑下,學習經濟循環未必帶來高回報的投資機會,但身處恐慌之時仍不至方寸大亂。

APPLE ~ RIP !


Steve JobsApple co-founder and former CEO Steve Jobs, counted among the greatest American CEOs of his generation, died on Wednesday at the age of 56, after his years-long and highly public battle with cancer and other health issues.
Jobs' death was announced by Apple in a statement late on Wednesday.
"Steve’s brilliance, passion and energy were the source of countless innovations that enrich and improve all of our lives. The world is immeasurably better because of Steve," the statement read.
"His greatest love was for his wife, Laurene, and his family. Our hearts go out to them and to all who were touched by his extraordinary gifts."
The firm has posted a public tribute on Jobs on their website.

9月30日,正當中國上下為天宮一號發射成功而鼓舞,並準備慶祝迎接第六十二個國慶假日之時,外國傳媒眼中的「Heavenly Palace」是怎樣?
同日,《倫敦時報》駐北京記者魯伊斯(Leo Lewis)說︰「中國炫耀這些驕人的項目,並非為了說服外界其發展勢頭,而是要使國內的觀眾相信,在他們周圍常見的打壓、虐待、貧困和貪腐之外,仍有一些美好的事情。」於文章同一版,他透過一位河南婦女到北京垃圾堆中拾荒為生的故事,描述內地貧富懸殊的嚴重程度。
天宮一號亦令美國民眾關注,原因是央視用上他們的愛國歌曲作為發射直播的背景音樂。「China embarrassed as space launch set to America the Beautiful」。沒錯,並非CCTV,而是China!

More than 700 Arrested in Wall Street Protest


Wall Street Protest Continues In New YorkPolice reopened the Brooklyn Bridge on Saturday evening after more than 700 anti-Wall Street protesters were arrested for blocking traffic lanes and attempting an unauthorized march across the span.

The arrests took place when a large group of marchers, participating in a second week of protests by the Occupy Wall Street movement, broke off from others on the bridge's pedestrian walkway and headed across the Brooklyn-bound lanes.
"Over 700 summonses and desk appearance tickets have been issued in connection with a demonstration on the Brooklyn Bridge late this afternoon after multiple warnings by police were given to protesters to stay on the pedestrian walkway, and that if they took roadway they would be arrested," a police spokesman said.
"Some complied and took the walkway without being arrested. Others proceeded on the Brooklyn-bound vehicular roadway and were. The bridge was re-opened to traffic at 8:05 p.m."
Most of those who were arrested were taken into custody off the bridge, issued summonses and released.
Witnesses described a chaotic scene on the famous suspension bridge as a sea of police officers surrounded the protesters using orange mesh netting.
Some protesters tried to get away as officers started handcuffing members of the group. Dozens of protesters were seen handcuffed and sitting on the span as three buses were called in to take them away, witnesses and organizers said.
The march started about 3:30 p.m. (1930 GMT) from the protesters' camp in Zuccotti Park in downtown Manhattan near the former World Trade Center. Members of the group have vowed to stay at the park through the winter.
